Cape Coral waterfront lot types, and why two houses on the same street differ by $500,000

On one Cape Coral street you can find a house that sold for $1.2 million and, a few doors down, one that sold for $465,000. Same canal. Same water. Same year. The difference is not the house. It is where the lot sits on the canal — and no field in the MLS records it.

Every waterfront street here contains a small number of premium positions, a small number of compromised ones, and a large number of ordinary ones. Buyers see photographs and square footage. What they rarely see is the geometry that sets the price.

The nine positions

A — canal head. At the closed end. Long view straight down the water and a wide building envelope, but the seawall wraps the head, so a large part of it gives no dockage at all. The head is also where sediment collects, making it the shallowest water on the canal.

B — beside the canal head. Adjacent to A. Carries the head's drawbacks — shallower water, debris, a crowded turning area — without the compensating size or view.

C — mid-canal. The standard lot, and 71% of the market. Straight seawall, predictable dockage, water on one side.

D — adjacent to the cul-de-sac. Next to the wide end. Often slightly larger frontage than a mid-canal lot.

E — cul-de-sac centre. At the head of the wide turning basin, facing straight down the canal. Wide open view and easy access.

F — cul-de-sac corner. Wraps the corner of the basin. Water on two faces, which is why the dockage figures are so different from everything else.

Pie+ and Pie−. Wedge-shaped lots on a curve. Pie+ widens toward the water and gains frontage; Pie− narrows and loses it.

Compromised. Under 80 feet of usable seawall, usually tucked into the inside corner where two canals meet.

What each position is worth — with the house taken out

Here is where most comparisons go wrong, including plenty I have seen in print. If you take closed sales and sort them by lot position, a cul-de-sac corner looks like it sells for two and a half times what the lot beside the canal head sells for.

But that is not a lot comparison. It is a comparison of whole properties, and the houses are not the same. The median cul-de-sac corner that sold in the last ten years had 3,730 square feet and was built in 2002. The median lot beside a canal head had 2,435 square feet and was built in 1971. That is half again as much house, thirty years newer.

To compare positions honestly you have to take the house out. The only clean way to do that is to look at what bare lots sell for.

The numbers below come from vacant lot sales in Units 1–6, each one measured against the value of a standard mid-canal double in the year it sold, so the market's own rise and fall is stripped out. A mid-canal lot is set at 1.00 and everything else is expressed against it.

Read the sample column before you read anything else. Mid-canal rests on 77 sales and a cul-de-sac corner on eight — those two are solid. Everything else sits on two to six sales, which makes them indicative rather than settled. I would quote the corner and the canal head with confidence and treat the middle of the table as approximate.

A cul-de-sac corner is worth roughly twice a mid-canal lot

Not two and a half times, which is what the raw sale prices suggested. About 1.9 times, on land alone.

Three things earn it, and they arrive together because of how these streets are laid out. Every finger street has all six positions on it, but they are not all on the same water. A, B, C and D sit along the finger canal — median width 74 feet. E and F sit at the cul-de-sac, where the water opens to 200. Eighty-four percent of cul-de-sac centres and seventy-nine percent of corners are on water wider than 120 feet. For canal-head lots it is one percent.

So a corner gets the widest water on the street, water on two faces rather than one, and usually a deeper lot. The seawall number tells you the rest: 238 feet against 80 for a mid-canal lot, three times the dockage.

The canal head is the cheapest lot on the street, once the house comes out

This is the finding that surprised me most, and it only appears when you strip the house out.

On whole-property sales, canal-head lots look more expensive than the lots beside them. On land alone they are the cheapest position in the market — about two thirds of a mid-canal lot.

The reason is in the seawall column. A canal-head lot shows 80 feet of water frontage on paper and delivers a median of 40 feet you can actually tie a boat to, because the seawall wraps the head and the wrapped section gives you no dockage. The head is also the shallowest water on the canal, since that is where sediment collects.

It buys you something real in exchange — a long view straight down the water and a wider building envelope — which is why some buyers want one. But you are paying for a view, not for dockage, and the land market prices it accordingly.

An open question about E and F

Both sit on the widest water on the street. The corner carries roughly two and a half times the seawall — 238 feet against 88 — which is more dockage and also a much larger future obligation. At replacement cost that is on the order of a quarter of the lot's value for a corner, against about a tenth for a centre.

And on 200-foot water the shorter seawall is less limiting than it sounds, because there is room to lie boats out from the wall rather than along it.

Does the market price that trade-off? The cul-de-sac centre is the fastest-selling position in this market at 18 days, which hints that it might. But there have been only two vacant centre lot sales in the period I can measure, so I would not tell you the answer is settled. It is a question worth asking on a specific property rather than in general.

How often each one actually comes up

Premium positions are described as though they never trade. That is not what the record shows. Across twenty years of sales in Units 1–6:

A cul-de-sac corner is held for an average of 27 years, which sounds like never. But there are 148 of them, so about five sell each year and roughly ten come to market. That is not luck. That is patience.

Notice what the percentages do. Every position turns over at between 4% and 9% of its stock per year — the rates are far closer than the holding periods suggest. The difference is not that good lots are hoarded. It is that there are 58 Pie+ parcels in existence and 1,916 mid-canal ones.

Where availability genuinely bites is Pie+ at roughly two listings a year, and Type E at under five. Type E also sells in 18 days, the fastest of any position — so with those you have to be ready rather than looking.

What to do with this

Work out which trade-off is yours before you start viewing. If you have three boats, the frontage and the canal width decide it, and you should be watching F and Pie+. If the view is the point, look at A and E and the river. If you are building, D and A give you envelope. If you want the widest choice and the shortest wait, C is 71% of the market for a reason.

And ask for usable seawall on every property you consider. It is the one number that separates these positions, and it is the one number no listing will give you.
