The measured width of the water behind any address in Units 1–6 — taken in the field, not copied from a listing.

The MLS records canal width in ranges, and a range invites an assumption. “1–80” is read as eighty feet more often than not — but across all canal frontage in Units 1–6, the median measures 73 feet, and only 2% actually reach 80.

There’s nothing wrong with a narrower canal. Most of this market sits on one, and for a single boat on a lift it is rarely the limiting factor. It matters when you are counting on a specific width — for a boat you intend to buy later, for a second vessel, or for anything that needs room to turn.

How this is measured. Canal width is recorded per parcel, not per canal. Two neighbours on the same waterway can legitimately differ where the channel narrows or fans out, so this is the width behind that specific address rather than an average for the canal. River-frontage parcels carry no width at all — the river is not a canal, and the field is blank rather than zero.
